THE SPACE

This property is a 6000 sq. ft. steel building that can be leased to one or tenant multiple tenants. If subdivided, up to 4 individual spaces of 1500 sq. ft. each are available. Each 25′ wide space will have a tinted glass door entrance, as well as a rear exit door, both secured with RFID cards, which allows the tenant to create different access levels that limit access to certain dates/times per the tenant’s requirements. Each space will also have a 12′ high x 10′ wide roll-up door for forklift/vehicle access in the rear of the building. One of the spaces sits low enough to act as a loading dock. The building has a single sloped roofline with no interior columns, so the space is as wide open as you need it to be. The interior height across the front of the building is 20′, high enough to place a second story inside the building to maximize your office or storage space while still allowing plenty of warehouse or shop space in back. The exterior shell of the building is insulated with spray foam, which will cut energy expenses and dampen exterior noise.

  • Time for Steel
This is where building gets fun, when the walls and roof go up. So much visual impact in just a week! The front of the building will be brick, similar to the construction 5 years ago at 1425, just next store. In fact, these buildings are the same in almost… Read more: Time for Steel
  • Starting Foundation Walls
With the wet spring weather, and the high water table, I had to jump through quite a few hoops to get the footings passed. Had to install a drain system under the rear footing of the building to drain hydrostatic pressure from the subgrade in the winter/spring. Finally poured footings.… Read more: Starting Foundation Walls
  • Starting Footings
2022 was supposed to be better than 2021. I expected lumber and steel prices to revert to their respective means. I expected to be able to get concrete when I needed it. I expected folks to return my phone calls. Wrong on all counts. The truth is I’ve waited years… Read more: Starting Footings
